WHAT IS A HOME INSPECTION?
A home inspection is a non-invasive evaluation of the system that make up your house. They give you a good overall picture of what to expect in the coming years regarding maintenance and an idea of how well the home was been taken care of in the past.
WHAT GETS INSPECTED?
Our electrical inspection is an evaluation of the main electrical system, wiring, identification of concern areas and safety issues, and quality of workmanship as electrical needs have changed and systems are altered. We examine electrical panels, service drops, wiring (knob and tube, copper, aluminium etc) and are qualified.
The Plumbing inspection of a building includes locating and identifying meters, shut offs, proper P-trapping, venting, drainage, visible piping material and other safety and home comfort standards which are common in your area.
The roof is a major component in maintaining a tight building envelope. Our inspection covers all major aspects of your roof, helps to determine a general life expectancy as well as determining any problematic areas. We capture high quality images with professional equipment including complimentary thermal imaging from the interior in order to give an accurate assessment of your roofing system.
The foundation of a building is one of the most important aspects of construction. In this inspection we investigate moisture intrusion, examine cracks, shifting piers, footings, framing and pest activity. Our inspectors enter crawlspaces and other structurally important areas of the building in order to provide a more accurate and complete picture of the home and potentially expensive or dangerous situations.
Heating & Cooling
Our heating and cooling inspection helps identify and examine the heating sources inside a home with our primary focus on safety. We look at all the major aspects of these systems from ducting to furnace to compressors, filters, fuel storage, and venting.
The exterior inspection of a building includes cladding and siding, penetrations (plumbing, doors, windows), electrical systems, downspouts, soffits etc. We also inspect the physical grounds, retaining walls, lot drainage and foliage as it relates to the maintenance of the property.
The interior aspect of inspections includes the entire inside of the home or commercial property from the basement to the attic hatch. Our focus inside is primarily on safety issues as well as testing electrical outlets, looking for water damage and leaks, doors, windows, washrooms, sauna tubs, walls and ceiling systems.
In kitchen inspections we test all the major appliances, look for leaks and mechanical damage, examine the surfaces and storage areas in order to make sure that all modern safety features are present. This is an important part of a full property inspection for homes and condos as it is the centre of home life and should be in good, safe working arrangement for you and your family.
HOW LONG DOES A HOME INSPECTION TAKE?
A home inspection usually takes 2 to 3 hours, however many factors have to be taken into consideration such as age of the home, size of the home, condition of the home, condition of the systems in the home, and whether or not any additional services will take place.
WHEN WILL I GET MY INSPECTION REPORT?
After our inspection is done you can expect your report emailed to you within 24 hours. The report itself is an easy to read PDF file that can be accessed by mobile, tablet, or computer. If you wish to have a hardcopy of the report the PDF is easily printed.
SHOULD I BE THERE DURING THE INSPECTION?
No, you do not have to be present during the inspection, we do however recommend that if possible you be there. The goal of our inspection process is to thoroughly inspect the property and educate the homeowner about the systems in their home. If you are present during the inspection you can easily ask us questions about your home and our inspection process. Although our reports are thorough and user friendly, being present during the inspection will better help you understand the final product.
WHAT IS INCLUDED IN THE REPORT?
Our reports include detailed pictures of your home, descriptions of each of the systems within the home, easy to understand illustrative diagrams with maintenance suggestions, and information about how to correct issues we may have found. We also include a summary section at the beginning of each report to highlight the areas of highest priority.
